Capacity to be leased from data center in southeastern US

Neocloud Nebius has signed a data center capacity agreement with AIB Data Centers.

The contract will see Nebius leasing 50MW from a data center located in the southeastern United States, with an initial 12-year term.

The agreement has two five-year renewal options.

Nebius will provide AIB with prepayments under the contract, which, along with project-level debt and equity, will be used to support the data center development costs.

Two data halls are being developed for Nebius at the site. The first is expected to be delivered within 10 months, and the second in 14 months.

According to AIB, the data center site has a pre-existing 65MW electric service agreement.

The exact location has not been provided, but based on an investor presentation, the data center in question is CLT1 in South Carolina.

“Signing Nebius represents a transformational milestone for AIB,” said Jerry Tang, CEO of AIB Data Centers. “Our strategy is straightforward: secure power in attractive markets and convert that power into long-term contracted revenue with leading AI infrastructure companies. This agreement validates that strategy. We believe we have a capital-efficient path to develop the initial capacity. Our focus now turns to execution and delivering on schedule.”

“Time-to-power is the binding constraint on AI infrastructure today, and AIB’s existing power position gave us a clear path to bringing this capacity online on a timeline that works for our customers,” added Andrey Korolenko, chief product and infrastructure officer at Nebius. “This agreement adds dedicated capacity in the southeastern United States for training and inference workloads.”

Earlier this month, AIB acquired two adjacent parcels totaling 29.4 acres in Texas, adding 55MW of power capacity to the company's portfolio, of which 15MW is energized.

AIB Data Centers was previously known as BlockchAIn Digital Infrastructure and focused on powering data centers for blockchain, AI, and HPC workloads. In April 2026, the company outlined a planned US data center development pipeline totaling around 715MW, including sites in South Carolina, Minnesota, and Texas.

The company already operates a 40MW data center in South Carolina. At the time, the company said 20MW of that capacity is transitioning to AI workloads in the future, and that a separate 100MW pipeline site in Florence County, South Carolina, is planned for AI GPU hosting in the second quarter of 2028.
